Positive: The house is lovely and the view from the terrasse is wonderful. A magic place to be for breakfast and dinner. The kitchen is well equipped and on very hot days we appreciated having air conditioning. Loved the bowling run and being in the trees. Perfect place to go on day trips to Assisi, Perugia etc Location is brilliant if you want to run & hike along the lake or up in the hills and cycling (mountain bikes) we recommend a visit to the Poggio Santa Maria (wine cellars): their olive oil is perfect and their wines are beautiful

Negative: Drought means that lake is slowly but surely disappearing and only swim really is on the leisure canter at bottom of the road. Easily accessed on foot though. The drive to property from gate is very steep so make sure you have a good car, small engine did struggle a bit.
