When arriving at this private villa with a pool near Montone the first thought surely is "wow!". The views are stunning, overlooking the valley between Montone and Pietralunga in the North of Umbria. It is only 1 km away from the village of Montone and yet very peaceful and quiet.
Montone itself is a small but very cute little town. It is officially part of the "Borghi più belli d'Italia", the most beautiful medieval villages in Italy. With its ancient walls and old center, this hilltop town still maintains its medieval atmosphere. In the village are a few bars and good restaurants.
The comfortable modern villa has three bedrooms with two bathrooms and an extra bathroom near the pool area. From the terraces and the pool, the views are really breathtaking. The grounds are large and an invitation for guests that like to paint, read or write. The pool is 6 by 12 meters and 1 to 2.5 meters deep.

Umbertide 20 minutes (market on Wednesday morning), Perugia 40 minutes, Assisi 50 minutes, Città di Castello 30 minutes, Gubbio 40 minutes, Lake Trasimeno 50 minutes, Sansepolcro in Tuscany 35 minutes, Arezzo in Tuscany 60 minutes, Rome or Florence 2.5 hrs
The villa is divided into 2 floors. Each floor has direct access to the garden. Arriving at the villa there is ample parking space and some steps go down to the house.
A large terrace with a table and chairs is in front of the kitchen door and to the front of the house is another terrace with sunbeds. The views are really breathtaking.
From the terrace, one enters the modern kitchen with 4 pit gas stove a large refrigerator with a freezer, an oven, and a dishwasher. The kitchen is directly connected to the sitting room with sofas and a television. From here a corridor leads to the three bedrooms.
Two bedrooms share a bathroom with a shower. One of these has a double bed, the other has two single beds. The third bedroom is a double with the bathroom (shower) en suite.
From the sitting room, stairs go down to the ground floor. There is a large open space here with a ping pong table on one side and a library with a bar on the other side. Separately there is a laundry room and an extra bathroom with a shower. Doors open up to the garden and the pool area.
There is wifi. All bedroom windows have fly screens and each bedroom has a fan.
The pool is open from the beginning of June to the end of September.
The use of the heating is charged based on consumption.
There is a tourism tax to pay on site: €1/day/person >12 years, for a maximum of 5 days. If you stay longer the amount remains the same.
Families with young children are not accepted due to the stairs in the house and towards the pool. The pool is not fenced. The children must be at least 6 years old and have a swimming certificate.
