Half of a villa for two families (120. Sq. m.), divided in two apartments with a hexagonal above-ground swimming pool, for up to 5 persons in two double bedrooms, one bedroom with one bed and four bathrooms: two of which with shower. Guests will find two living/dining rooms with a cooking corner and satellite TV, a panoramic terrace on the first floor, a garden on two separate levels, a gazebo with a table and chairs for outdoor meals and a portable barbecue. The modern property also has floor heating and cooling, wifi, a baby bed, a highchair, and parking.
Outdoors and swimming pool
Villino Aurora is on a beautiful hillside and is surrounded by a well-kept garden (230 sq. m.) with plenty of flowers, trees and bushes that is completely enclosed by a metal fence. There is an elegant gazebo for outdoor meals, a portable barbecue, and a wood-burning stove. The hexagonal pool is currently being built and is 3m by 3 with a depth of 1.1m, complete with sunbeds, 2 portable solar showers and trees all around. The grounds of the property extend below the level of the house for about 1600 sq. m., where you can go on long walks between the olive trees, get to know the owner's chickens and even take a dip in the river, which is about 200 metres from the house. The entire outdoor area is well maintained. Access to the property via a footpath and parking via an automatic gate with a remote control.
Interior
The house is made up of two apartments and has been completely refurbished. Modern finishes, mosquito screens in all the rooms, a floor cooling and heating system make it innovative, isolated and resistant. The solar panel system and the water works have been recently installed. The first apartment, on the ground floor (60 sq. m.) has a spacious living room with a table in front of the entrance with a view of the garden, a comfy sofa, two TVs, a warm wood-burning stove, a very well-equipped kitchen (oven, microwave, two-door fridge with freezer, dishwasher, toaster, espresso machine with capsules and a moka, a blender, a juicer, a kettle, washing machine and dryer; the central island has the 4 stoves, the aspirator and the sink). This room leads to a small bathroom and a double bedroom with TV and private bathroom with shower.
A separate entrance, via an outdoor staircase, leads up to the first floor apartment (60 sq. m.) with a spacious living room with comfy sofas, satellite TV and a wooden table, a well-equipped cooking area (with an oven, four stoves, aspirator, microwave, fridge with freezer, dishwasher, toaster, moka coffee machine, juicer), plus a large terrace with a great view of the countryside.
This leads to a double bedroom with TV and private bathroom with shower, one with a single bed and an extra folding bed, plus one guest bedroom.
Location
Villino Aurora is in an ancient hamlet with many traces of Etruscan civilization, located on the west side of the Valdichiana Aretina area, opposite Cortona and on a hillside overlooking the valley and of the countryside around Arezzo. There is a great view of the surrounding countryside. The property is calm and private, perfect for those looking to spend their holidays relaxing in nature or doing sport.
