The villa is the heart of the small and reserved village of La Montanina. The building dates back to the 16th century and is located in the centre of the charming Piazzetta, surrounded by two other country houses.
The central Piazzetta overlooks the private swimming pool (15x7m), located next to a vineyard and surrounded by a lawn. In the Piazzetta there is a pavilion with sofas where one can relax. To one side is an old wood-burning stove that is still working today. Guests have a 2-hectare garden at their disposal. The outbuilding leads to a large veranda under the loggia, equipped with a dining table for 14 people. On the north side, behind the owners' house, there is a park with centuries-old trees that extends as far as the Arno river (300 m). Those who wish can fish in the river (two fishing rods can be provided to guests on advance request). In addition, some bicycles are available to guests free of charge. The property has a car park.
The villa offers every comfort: heating, air conditioning, mosquito nets, fully equipped kitchens, modern bathrooms, fireplaces and Internet access (Wi-Fi). On the ground floor of the villa there is a laundry room and a fitness room. The living area of the main villa building is divided into two levels, connected by a stone staircase. Next to it is the adjoining annexe. The rooms are furnished in traditional Tuscan colours. The furnishings, consisting of antique furniture and valuable wall coverings, have been chosen by the owner, maintaining the classic Tuscan style. A corridor leads to the bedrooms: two with a double bed each and one with two single beds (80x190cm each). There are two bathrooms: a main one and a private one in one of the bedrooms, both with a shower. On the second floor is a large living room with two fireplaces, sofas, a dining table for twelve and a mezzanine with a sofa for relaxing. There is a separate cooking area with a dishwasher, oven, refrigerator and four-burner cooker. There are two bedrooms, each with a double bed, and one bedroom with two single beds (80x190cm each), as well as two bathrooms with showers (one en suite in one of the bedrooms). Dependance: on the ground floor there is a living room with a sofa and dining table, a kitchen with dishwasher, oven, refrigerator and four-burner hob, and a guest bathroom. On the upper floor is a bedroom with a panoramic view and a private bathroom with shower.
The estate is about 70 km from Florence airport (40 minutes by train from Arezzo to Florence central station). Siena is 70 km away, Arezzo 18 km. In the village of Capolona, 5 km away, you will find shops, supermarkets, pharmacy, bank, post office and restaurants. Rassina is 3 km away and offers a supermarket, pharmacy, bank, post office and restaurant. The ancient village of Pieve Socana is 1.5 km away. Here you will find a small supermarket (fresh bread also on Sundays), a small restaurant and a pizzeria.
In another annex there is a hobby room with table football and table tennis, to which guests have free access. The property includes a private church and an old wine cellar, which guests are invited to visit on request (accompanied). From June to September (opening hours of the swimming pool), the holiday home can only be rented in its entirety (for 14 persons). In the following months, the first floor can be rented individually (six persons) or together with the annexe (eight persons).
