Positive: There is a lot to like about the Villa but it’s important to understand this is more like an AirBnB with “butler” service and is definitely not a 5 star hotel (as described online). The views are stunning (you do have to look through the garden to the sea from the lower rooms). The rooms and bathrooms are huge. The bed is very comfortable. The main guest area was spotlessly clean, as was the Pelican room. Our “butler” was very friendly and constantly asked if all was OK with our stay. The food was delicious, we loved the breakfast and the complimentary afternoon pancakes and tea. It is 20min by Tuk Tuk away from some stunning beaches. The WiFi was very good. Overall we enjoyed our stay, but felt the price was too high for the reasons below.

Negative: We felt mis sold on a few items and booking.com should correct the descriptions on the website. I had booked the “Rock room” which was the most expensive. We were shown to the “Pelican room” and when I asked why this wasn’t the room I had booked we were told the aircon was broken. But an hour later we were told we could now use the Rock room. The Rock room does look very cool, but DO NOT BOOK THIS ROOM. It was not very clean, the shower had poor pressure and no hot water, the toilet handle kept sticking and there was a cockroach running around. So we asked to move back to the Pelican room. Until these issues are fixed I don’t think they should rent the rock room out at such high prices. We had no issues with the Pelican Room. The description mentions a “restaurant” in effect they will provide dinner, drinks and snacks. But you need to order in advance and then they will go source the food and prepare it. You can’t just grab a can of Coke etc. There is no minibar, snack bar or coffee house. But there is a fridge in the room and a kettle with tea and coffee. The is no hot tub / jacuzzi… but there is a nice outside pool. The description mentions activities, there was no mention of these and no guide to the local area. While our butler was a lovely guy, it was difficult to discuss options for activities in the local area. They should include a brief guidebook for guests. Whilst there has clearly been a big investment in this Villa it now feels a little tired outside and lacks the 5 star perfection.

Summary: Great views but not a 5 star hotel
